Champlain Township, April 2 2025 - Take notice that the Council of The Corporation of the Township of Champlain received two complete applications and will hold a Public Meeting at 6:00 p.m. on Thursday, April 24, 2025 at the United Counties of Prescott and Russell County Council Chambers, 59 rue Court Street, L'Orignal, to consider two proposed amendments to the Zoning By-law No. 2000-75 of the Township of Champlain under Section 34 of the Planning Act, R.S.O. 1990, as amended.
First proposed amendment Z-02-2025:
- To rezone the lands municipally known as 461 Greenlane Road East, legally known as CON 2 S PT LOT 4, now in the Township of Champlain with the Tax Roll Number: 0209.006.002.01200. The proposed zoning amendment is to rezone the retained lands from Agricultural (A) to Agricultural Special Exception Zone A-38 in order to prohibit residential uses and to reduce the lot area to 33 hectares. The proposed amendment is also to rezone the severed lands from Agricultural (A) to Agricultural Special Exception Zone A-39 in order to prohibit agricultural uses and to increase the total accessory building lot coverage to 337 square metres to retain the existing accessory structure. This application is to fulfill a condition of consent application B-069-2024 (dwelling surplus to a farming operation).
Second proposed amendment Z-03-2024:
- To rezone the lands municipally known as 95, 99, 103, and 107 Main Street West, legally known as PLAN 46M109 LOT 5 6 7 and 8, now in the Township of Champlain. The proposed zoning amendment is to rezone the subject lands from Residential Two, Special Exception 7 (R2-7) to Residential Two, Special Exception XX (R2-XX) in order to permit a multiple dwelling with four dwelling units (quadruplex) with the following provisions: minimum lot area of 1,110 square metres, minimum lot frontage of 24 metres, minimum front yard setback of 6 metres, minimum rear yard setback of 7.5 metres, minimum interior side yard setback of 1.2 metres, maximum lot coverage of 50%, and two parking spaces per dwelling unit which may be provided in tandem. This application is being considered in combination with two deeming by-law applications (DP-01-2025 and DP-02-2025) to merge the four properties into two.
