Notice of a complete application and public meeting - March 2025

Champlain Township, March 5 2025 - Take notice that the Council of The Corporation of the Township of Champlain received a complete application and will hold a Public Meeting at 6:00 p.m. on Thursday, March 27, 2025 at the United Counties of Prescott and Russell County Council Chambers, 59 rue Court Street, L'Orignal, to consider a proposed amendment to the Zoning By-law No. 2000-75 of the Township of Champlain under Section 34 of the Planning Act, R.S.O. 1990, as amended.

The affected lands are part of 150 Higginson Street, Legal Description: Plan 35, 1 & 2 Block D, 43 & 44 Block B Head of Street in the Township of Champlain. This application is to fulfill a condition of consent application B-007-2025. This application is to rezone the lands to be severed known as Lot A.

The purpose and effect of the zoning by-law amendment is to rezone the subject property from Residential One (R1) to Residential Two, Special Exception XX (R2-XX) zone to permit a semi-detached dwelling. The site-specific exception is to permit a reduced minimum lot area from 600 square metres to 530 square metres, and to reduce the required planting strip from 3 metres to 1.5 metres along the side lot lines and from 1 metre to 0.3 metres along the front lot line.
