Detached Garage and Shed (Accessory Buildings)

Scope of Work

A building permit is required for the construction of an accessory building (e.g., detached garage, gazebo, pool house/change room, prefabricated buildings), when any of the following apply: 

  • The area is greater than 15 square metres (160 square feet)
  • Plumbing fixtures are installed, regardless of the building’s size.

Required Inspections

Excavation

Footing: at completion of formwork, prior to pouring concrete. Soil Bearing Capacity Report required before pouring.

Foundation

Required at completion of formwork before pouring concrete when designed by an engineer.

Before Backfilling

Required before backfilling the foundation.

Framing

Required at completion of structural framing.

Insulation / Vapour Barrier

Required after installation of insulation, air barrier, and vapour barrier.

Occupancy

A person may occupy a dwelling provided that an occupancy permit has been issued by the building inspector. To be eligible there must be no outstanding Building Code Orders and certain building components and systems must be complete and inspected under Division C 1.3.3.

Final Inspection

Required upon completion of the building.

Additional Information

  • Planning approval is required before a building permit can be issued.
  • An Electrical Safety Authority (ESA) final report is required to close the permit, where applicable.
  • No accessory building or structure shall be constructed prior to the erection of the main building on the same lot.
  • Perimeter thickened slab to be designed by a Professional Engineer.
  • Where plumbing work is proposed, South Nation Conservation approval is required for any building served by private services. 
  • Gazebos must be designed to support the snow loads specified in the OBC. The specification is to be provided.
